Design First, Build Once
In a small home, design is where most of the value is created. Every inch is spoken for, so mistakes are expensive and hard to undo once framing starts. Good tiny house design services solve the hard problems on paper: where the stairs go, how the kitchen works with two people in it, where the mini-split hangs, and how the home sits on the lot so it stays cool in July.
Cowboy Tiny Homes offers design as a standalone service as well as part of our design-build projects. Some clients hire us for plans and take them to a builder they already trust; others start with design and continue straight into construction with us. Either way, you end up with drawings that are complete, coordinated and ready for review.
What Our Tiny House Design Package Includes
| Deliverable | What you get | Why it matters |
|---|---|---|
| Feasibility study | Review of zoning, setbacks, easements, utilities, access and home-type options for your property | Prevents designing something your lot or city will not allow |
| Floor plans | Dimensioned layouts with walls, doors, windows, fixtures, storage and furniture | The core of the design; what builders price and inspectors review |
| Exterior elevations | Drawings of each side showing heights, materials, windows and rooflines | Shows exactly how the home will look and supports design review |
| Roof plan | Pitch, ridges, valleys, overhangs and drainage | Critical for Texas sun, hail, heavy rain and solar planning |
| Site plan creation | Placement on your lot with setbacks, driveway, utilities and drainage | Required for most permits; avoids setback and easement conflicts |
| Electrical layout | Outlets, switches, lighting, panel location and appliance circuits | Makes small spaces work and reduces costly change orders |
| Exterior & interior renderings | Photo-style images of finishes, colors and materials | Lets you choose finishes with confidence |
| 3D perspective renderings | Three-dimensional views of the home inside and out | Helps you understand scale and flow before you build |
Where your jurisdiction requires engineered structural drawings, energy-code compliance or a sealed foundation design, we will identify that early so it can be coordinated with the right licensed professional.
Who Uses Our Design Services?
- Homeowners adding an ADU who need permit-ready plans for a backyard casita or garage apartment.
- Owner-builders who plan to manage construction themselves but want professional drawings.
- Buyers with a builder lined up who want a custom plan rather than a stock design.
- Land owners and investors planning park model cabins or small rental homes.
- Remodelers rethinking a kitchen, bath or living area — see home remodel design.
What Good Drawings Save You
Complete drawings are the cheapest insurance in construction. They let builders price the same scope so bids are comparable, they shorten plan review because reviewers have what they need, and they cut down on mid-construction change orders, which are where budgets usually break. For owner-builders, a detailed plan set doubles as the instruction manual for every trade on site. And when it is time to sell, a documented, permitted home is easier for buyers, appraisers and lenders to trust.
How the Design Process Works
- Discovery call. We talk through your goals, budget, timeline and property.
- Feasibility. We research the rules that apply and confirm what you can build.
- Concept layouts. You review early floor plan options and pick a direction.
- Design development. Elevations, roof, site and electrical plans come together, with revisions.
- Renderings. Interior, exterior and 3D views so you can see the finished home.
- Final drawings. A complete set for permitting, pricing and construction.

Designing for the Way Tiny Homes Are Regulated
A good tiny house plan starts with the right rulebook. A permanent home is designed to the International Residential Code, and very small homes may benefit from IRC Appendix Q where a city has adopted it. A tiny home on wheels is designed around road limits, trailer weight ratings and, if wanted, RV-style certification requirements. A park model is designed around the 400-square-foot limit of the ANSI A119.5 standard. Our Texas tiny house laws guide explains each.
Design Principles We Bring to Every Small Home
Circulation before square footage
In a small plan, hallways are wasted space. We arrange rooms so you move through living areas, not corridors, which frees up square footage for storage and living.
Storage as architecture
Built-ins, storage stairs, window seats and full-height cabinets are drawn into the plan from the start rather than added later.
Climate-smart orientation
We site the home and size overhangs to block harsh west sun, capture breezes and keep cooling loads low — one of the cheapest ways to lower utility bills in Texas.
Room to grow
Where it makes sense, we plan for a future porch, a bedroom addition or solar panels so later upgrades are simple.
Start With an Idea, a Sketch or a Stock Plan
You do not need to arrive with anything polished. Bring a napkin sketch, a photo you saved, a stock plan you like or just a list of must-haves. Browse our house designs for inspiration, see the two-story Gonzales Modern Living plan, or use the tiny house size planner to rough out your space.
Cowboy Tiny Homes provides design services for projects across Texas, including San Antonio, Austin, Dallas, Fort Worth and Houston.
